In recent years, newly built large comprehensive shopping centers have become the main force of business retail market in many cities, and because the traditional commercial real estate is difficult to meet their needs for hardware and software, which leaves huge market vacancy for real estate industry, commercial real estate enterprise which combines the traditional circulation industry and real estate industry emerges as the times require.
Accumulated investment in town fixed assets was 11.7413 trillion yuan in the whole society in 2007, increased 25.8% and the growth rate was stable. Investment growth in real estate development speeded up further to 2.528 trillion yuan in the whole 2007, increased 30.2%, higher by 4.4 percentage point than investment growth rate in town fixed assets at the same period, and the growth rate increased 7.4 percentage point, much higher than that in other industries and occupied 21.5% of town investment.
From January to February in 2008, national real estate investment amounted to 237.4 billion yuan, which occupied 50.3% of the third industry investment, and increased year-on-year 3.9 percentage point. Real estate investment increased year-on-year 32.9%, and rose 8.6 percengage point of growth rate. In February 2008, house price increased year-on-year 10.9% in 70 large and medium cities in the whole country, and growth rate was lower by 0.4 percentage point than that in January; the cycle-increase rate was 0.2%, and growth rate was lower by 0.1 percentage point than that in January.
In 2007, overall investment in China commercial real estate market increased stably. Total investment in national commercial buildings was 277.556 billion yuan, increased year-on-year 17.9% and kept 17% around in recent three years closely to the growth rate 16.8% year-on-year of total consumable retail revenues this year. China commercial real estate industry had two characteristics in 2007: one was that supply relationship of commercial real estate in main large and medium cities had no drastic fluctuations and price imparted in the market was relatively stable; the other one was the great regional differences of market structure, taking the investment growth rate in 2007 as example, the one is higher than 10% in Beijing, 2.5% in Shanghai, 78% in Tianjin. The reasons were the prospective digestion in advance in Beijing because of the Olympics, arising saturation of commercial development in Shanghai and development concept of New Coastal Region in Tianjin.
With the settling of large comprehensive shopping center represented by American Moore in Beijing, Shenzhen etc. large and medium cities, China retailing opens up completely. Nearly all large and medium cities have constructed or planned to construct large shopping center, which leaves huge market development room for the development of commercial real estate developers. Commercial real estate, different from the traditional store rental form, is a real estate form which makes a feature of combining real estate industry and commerce comprehensively, and becomes the new cosset of real estate market quietly. New investment wave will be lifted in China commercial real estate, and store estate, shopping center estate, office building and industrial estate etc. will become the bright spots of commercial real estate investment in the future.
